     With the Design-Bid-Build method, the owner hires an Architect to put together the construction drawings and specifications wich define the scope of work for the project. These bid documents are then used to select a General Contractor, such as SCI, usually based on low bid. SCI has been competitve enough to be low bidder on many of these types of projects. The pro's to this process are that it clearly defines the roles for each participant for the project, and clearly defines the scope of work for the projects sub-contractors. Con's to this process are that sometimes building methods can be difficult and costly due to the lack of builder input. The owner is also responsible for two separate contracts for design services and construction services and is often left financially liable for inconsistancies with the bid documents.

     The Design/Build method can simplify the process for the owner. One company provides both design and construction services so there is a single point of accountability for project related issues. This process usually allows the project to begin sooner due the fact that the contractor doesn't have to wait for a complete set of bid documents to get started. With firm costs established early in the process, a collaborative approach to the design and construction can also reduce the owners risk to financial liability for inconsistancies with the bid documents.
